And How to Avoid Them!purchase a home due to a challenged credit situation.  On January 18th of this month I released a new book entitled: Land Contract Homes: The Top 10 Mistakes Home Buyers Make… And How to Avoid Them!‘ in an effort to answer questions I frequently receive concerning land contracts.

Over the years I have written many blogs on real estate in Michigan, and Land Contract Homes continue to be a popular topic of inquiry.  In 2012 I wrote and released two books on this subject, one entitled: ‘Understanding Land Contract Homes: In Pursuit of the American Dream and the other one ‘Land Contract Homes for Investors’.

Both of these books have been popular with those interested in learning about the subject.  However, after two years I discovered that there were still questions that people had.  Some were still getting into trouble with land contract arrangements and therefore I decided to write a book specifically addressing the most common mistakes.  Thus this new book is now made available in both paperback and print.

This new book covers the subject of seller financing of residential real estate, and addresses the top ten mistakes home buyers make when choosing this method of acquiring a home. The reader will learn what a land contract is, how it is structured and what are the essential legal problems to be aware of and avoid.

Land Contracts are a popular form of seller financing. They offer a home buyer a means to purchase a home on an immediate basis, while they prepare for refinancing the home at a later date. This book will serve to educate the reader on how they work, as well as give them the knowledge they need to create the best possible future for themselves as a home owner.

Medium Home Values Up Across Southwest Michigan in 2013

Now that we have closed out another year, it is always a good idea to look at the final market numbers on the year.  In comparing the medium home value in Calhoun County in 2012 ($79,948) to the medium home value in 2013 ($95,123) we see that there was approximately a 16% increase.  This information was taken from the Southwest Regional Information Center Multiple Listing Service (MLS) in review of all sales in Calhoun County.

In Branch County as a comparison there was a 14% improvement over the same time, however in St. Joseph County there was just a 1.5%.  In Hillsdale County there was an increase of 12% in medium home values, and in Kalamazoo County there was an 8% increase. So in most of major markets in the Southwest Michigan area there was a positive home sales value increase from 2012 to 2013.

This kind of improvement opens the door for greater values from home sales for sellers, and should create a greater urgency with home buyers in 2014 to take advantage of the improving market with low interest rates.

This book helps someone who has no idea how to buy a home and where to start to qualify for a mortgage.  It takes them through the steps to change from renting to home ownership.  It even addresses how to find professionals to work with and how to overcome credit problems if they exist.  It is designed in a simple easy to follow format intended to guide the reader through the entire process and make it easy.

Christmas Winter Beauty in 2013

The season if upon us.  Christmas is here.  Yesterday I ventured up to Hastings and then Middleville, Michigan to enjoy some time with photography.  The winter mix over the last few days in the Southwest Michigan area of the state has been combined with ice storms, snow and as part of Christmas Eve, bright blue skies.  The combination and stage set over the last few days was just right for some beautiful winter photography.  Here are a few photos I took on Christmas Eve 2013:
